These Terms of Service (“Terms”) are a binding agreement between Data Scientist Guy, LLC, a California limited liability company doing business as JustAssessed (“we,” “us,” “our”), and you, the person purchasing or using our service (“you”). By accessing our website, purchasing, or using the service, you agree to these Terms. If you do not agree, do not use the service.
We provide a flat-fee document-preparation and research product for homeowners who want to appeal the assessed value of their California real property. For a one-time fee, you give us a property address and basic details, and we prepare an evidence packet that may include an assessment summary, a comparable-sales (“comp”) analysis, a proposed value with supporting rationale, and county-specific filing instructions, deadlines, and form links.
You file your own appeal. We prepare research and documents; you review them, decide whether and how to use them, and submit any appeal yourself with the relevant county assessor or assessment appeals board.
You must be at least 18, the owner (or authorized representative of the owner) of the subject property, and the property must be located in California. We serve all 58 California counties. The service covers California only; we do not accept properties in other states, whose valuation dates, deadlines, and assessment rules differ.
The service also covers residential property only — single-family homes, condominiums, and townhomes. We do not accept commercial, industrial, or agricultural property, vacant land, apartment buildings of five or more units, or mobile homes on leased land, because they are valued using methods (income and cost approaches) our comparable-sales research does not address. If you order one of these, we refund you in full under Section 7 rather than deliver a packet.
The service is a one-time flat fee of $49 per property/order, disclosed at checkout. Payment is processed by our third-party payment processor, Stripe; we do not store your full card number. You authorize us (through Stripe) to charge the fee for each order you place. Our fee excludes county filing fees, which you pay directly to the county and which vary by county (commonly $0–$120 per parcel).
We aim to deliver your packet within 24 hours of a completed intake form — that is, from the point you have given us the property details we need, not from the moment of payment. This is a target, not a guaranteed delivery time. Delivery may take longer due to data availability, county-record delays, order volume, holidays, or the manual quality review every packet receives. If we cannot deliver a usable packet, Section 7 applies.
We research your property before we decide there is a packet worth building. If the available comparable-sales evidence does not support a reasonable case for a reduction — specifically, if a defensible opinion of value would not reduce your annual property tax by roughly $400 or more — we will tell you what we found and refund your fee in full. In that situation we will not deliver a packet built on unsupportable evidence. We also refund in full if we cannot resolve your property to a parcel record, or if you change your mind before we deliver.
Because this is a research-and-preparation service, once we have delivered a completed packet the fee is otherwise non-refundable, except where a refund is required by law. A denied appeal is not a refund trigger — we sell research, not outcomes (Section 8).
Property tax appeals are decided by county assessors and assessment appeals boards applying their own judgment to the evidence. We do not control and cannot guarantee any outcome. We do not warrant that an appeal using our packet will succeed, that your assessed value will be reduced, or that you will realize any tax savings. Any savings figures, estimates, or “potential savings” shown are illustrative projections, not promises. California Proposition 8 (decline-in-value) reductions are temporary and reviewed annually.
Our packets rely on public records and third-party data sources for property facts and comparable sales. Such data can be incomplete, delayed, or inaccurate, and we do not independently verify every data point. We provide the packet on a reasonable-effort basis and do not warrant the accuracy, completeness, or fitness of third-party data. Stripe, our hosting, form, address-verification, email, and data providers are independent third parties governed by their own terms and privacy policies. See our Privacy Policy for who they are.
We (and our licensors) own the website, software, packet templates, and methodology. On full payment, we grant you a limited, non-exclusive, non-transferable license to use the packet we deliver for your own property tax appeal. You may not resell, redistribute, or use the service to prepare packets for third parties without our written permission.
THE SERVICE AND ALL PACKETS ARE PROVIDED “AS IS” AND “AS AVAILABLE,” WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS, IMPLIED, OR STATUTORY, INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, AND NON-INFRINGEMENT, TO THE FULLEST EXTENT PERMITTED BY LAW.
TO THE FULLEST EXTENT PERMITTED BY LAW, WE WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR LOST SAVINGS, LOST TAX REDUCTIONS, OR LOST PROFITS, ARISING FROM OR RELATED TO THE SERVICE. OUR TOTAL AGGREGATE LIABILITY FOR ANY CLAIM ARISING FROM OR RELATED TO THE SERVICE WILL NOT EXCEED THE AMOUNT YOU PAID US FOR THE ORDER GIVING RISE TO THE CLAIM.
You agree to indemnify and hold us harmless from claims arising out of your use of the packet, your filings with any county, your breach of these Terms, or your violation of law, except to the extent caused by our own violation of law.
These Terms are governed by the laws of the State of California, without regard to conflict-of-laws rules. The exclusive venue for any dispute is the state and federal courts located in Alameda County, California, and you consent to their jurisdiction.
We may modify the service or these Terms. Changes are effective when posted with an updated “Last updated” date; material changes will be identified. The Terms in effect when you place an order govern that order.
