What's in your packet

Your county's filing fee (typically $0–$100, paid to the county) is separate from our $49 packet fee.
We cover residential property only — single-family homes, condos, and townhomes. Not commercial, industrial, agricultural, vacant land, or apartment buildings (5+ units).

Why we started this. We built this after researching our own Alameda County appeal — a Dublin home assessed at $1,804,040 where comparable sales supported roughly $1,525,000, a difference worth about $3,200 a year in tax. The research method worked, so we're offering to run it for homeowners across California.

That was our own property and our own result. It is not a promise of any particular outcome for your home — every property and every set of comparable sales is different.

Questions homeowners ask

Will I definitely save money?

No one can promise that. We research your property first, and if the comparable sales don't support a case worth filing we tell you honestly and refund the $49 rather than sell you a packet. Prop 8 "decline in value" reductions are also temporary and reviewed annually; they don't change your Prop 13 base year value.

What if you can't find a case for my property?

Then we refund you. We do the comparable-sales research before we decide there's a packet worth building. If the evidence doesn't support a reduction worth roughly $400 a year or more in tax, we email you what we found and refund the full $49 — typically within a few business days of the refund landing on your card. We'd rather give the $49 back than sell you a packet that costs you more to file than it saves.

Do you file the appeal for me?

Not in this $49 service. We build the evidence packet and give you exact instructions; you file it with your county yourself. That's why it's a flat fee with no cut of your savings.

What do you need from me?

Your property address and APN, and ideally your latest assessment notice and your purchase price/date. We handle the rest.

Do I stop paying my property tax while I appeal?

No — keep paying your tax bill on time. Appeals don't defer payment; if you win, you're refunded the difference.

What's the deadline?

It depends on your county. Counties that mail value notices to every owner — including Alameda, Santa Clara, and San Francisco — close September 15, 2026; most other California counties close November 30, 2026. Your packet states your county's exact deadline. Because we hand-build every packet and you still need time to file, order well before your deadline.

Which areas do you cover?

All of California — the appeal framework (Prop 8 decline-in-value, the Jan 1 valuation date, the comparable-sales evidence rules) is identical in all 58 counties. Alameda County is where we started and know deepest. We don't cover other states yet: their deadlines, valuation dates, and assessment rules differ.

Which kinds of property do you cover?

Residential only: single-family homes, condominiums, and townhomes in California. We don't take commercial, industrial, or agricultural property, vacant land, apartment buildings of five or more units, or mobile homes on leased land — those are valued by different methods (income and cost approaches) that our comparable-sales research doesn't address. If you order one of these by mistake, we refund you in full rather than build a packet we don't stand behind.
